Hey everyone! I’m so excited to finally share something we’ve been pouring our hearts into behind the scenes: our latest mid-term rental property! This house has been such a labor of love, and I’m thrilled to give you a peek inside with our Mid-Term Rental House Tour. I can’t wait to share all the details of why we chose this house, what we’ve included to make it feel like home away from home, and how we plan to enjoy the space ourselves. Come on in!

Why a Mid-Term Rental?

We’ve shared our love for short-term rentals on the blog before, and while we’ve also had long-term rentals, the hospitality aspect of sharing our homes is truly my love language. That’s why I’m so excited about our latest venture: mid-term rentals! These stays (one to three months) offer the perfect balance—more stability and fewer turnovers than short-term rentals—and often attract wonderful guests (think traveling professionals, those relocating, or families between homes). And, of course, we love the flexibility of being able to use the property ourselves!

Our Mid-Term Rental House Tour:

This house was a bit of a departure for us. Instead of the usual fixer-upper, aka dump, we bought a house that was already in pretty great shape. The house was built in the 40s, and we loved the charm of the original wood floors,

Let’s get started! We’ve poured our hearts into making this house a comfortable and cozy retreat.

The Kitchen Tour:

  • The kitchen was actually the main reason we fell in love with this house. It had already been beautifully renovated with higher-end appliances – a dream come true for any cook!

  • This kitchen gets bonus points for functionality. We just added a few personal touches to make it our own.

  • We’ve included all the essentials for cooking a feast, from a fully stocked pantry to modern appliances.

  • Think quartz countertops, a large serving bar for buffet-style meals, and plenty of natural light.

Spa-Like Bathrooms:

  • Bathrooms: We wanted the bathrooms to feel spa-like and relaxing. Think fresh towels, modern fixtures, and plenty of storage.

  • We’ve opted for neutral tones and added a touch of luxury with rainfall showerheads and high-quality toiletries.

Bedrooms:

The first-floor bedroom features a Wallpaper Mural from Rebel Walls. I fell in LOVE with this vintage pattern. It’s perfect for a home in a beach community.

  • Rest and relaxation are key!
  • Each bedroom is designed as a peaceful sanctuary, with comfortable mattresses, cozy bedding, and, luckily, ample closet space- a bonus in an older home.

The primary bedroom is painted in a soft grey-blue, and we added a DIY headboard made from wood tiles.

  • We’ve also included blackout curtains to ensure a good night’s sleep.

The third bedroom is painted with SW Evergreen Fog, which lends itself to a cottage vibe.

The Living and Dining Areas:

  • Living Areas: The living area is where everyone can come together. I’ve tried to create a warm, inviting atmosphere with comfortable seating, a smart TV for movie nights, and lots of lighting for cozy evenings.

I love adding wall art to personalize our rental properties.

Office Space:

  • Office: For those working remotely, we’ve set up a dedicated office space with a comfortable desk that looks out into the yard, a chair, and high-speed internet. It’s the perfect spot to be productive.

Bonus Room:

The bonus room is upstairs and is perfect if parents and kids want to watch TV separately.

Oooh, the dresser is another FB Marketplace find! I love sourcing items from FB. Older furniture pieces tend to be well-made, which is important for any furnished rental property.

Downstairs Theatre/Game Room:

I love being able to add amenities that guests will love. Movies and a Game Console is just the ticket!

Entertainment is a must! When we toured this house, a partially finished basement was also a selling point. We turned it into a combination theatre and game room with a bar! It’s the perfect spot for entertaining friends and family.

What’s Important to Include for Mid-Term Rentals?

We’ve learned that a few key things are essential for successful mid-term rentals. Cleanliness is rule number one! High-speed internet is a must, along with comfortable furnishings, a fully equipped kitchen, and in-house laundry. We also provide a welcome basket filled local goodies, local recommandations for the area and essentials to make our guests feel at home from the moment they arrive.

How We Will Use the House?

Beyond renting it out, we’re also looking forward to using the house ourselves! It’s the perfect halfway point to Chicago, so it will be much easier to see my grand littles more often. Being in a beach community, it will be great fun for family vacations, holidays, or just a change of scenery. We look forward to cozy fall weekends by the fire pit, summer barbecues on the patio, and making lasting family memories in this special space.
