Creating a stunning and functional short-term rental doesn’t have to be daunting. By following a few simple design principles, you can transform your space into an inviting haven that guests will love. Whether you’re a seasoned Airbnb Superhost or a first-time host, these short-term rental design tips will help you create a stylish and functional space. Let’s get started!
Let’s face it: Photographs are the first impression your guests see. Make your space photogenic with bold colors and unique design elements that will catch the eye of potential guests scrolling through listing photos. The goal here is to stand out from the competition. So go for a bold floral mural or a dark, moody, color-drenched room you wouldn’t necessarily choose for your home. Step out of your comfort zone. Choosing your design style- Beach, Cabin, Modern Mountain, Urban Industrial, etc., will help guide you while furnishing your space.

Add a unique touch, like a colorful accent wall or statement lighting, to make your space truly memorable. I like to design each room with at least one “WOW” statement piece. It could be a cool light fixture, an accent wall (I’m a fan of wallpaper), or something with a local reference that catches guests’ eye as they walk into a space. Large-scale and quirky art or unique furniture finds (my favorite tip is to use something vintage) can also work as the pop a space needs.
Invest in high-quality, cozy furniture that will make your guests feel right at home. I know it can get expensive, but trust me, quality furniture feels better and will hold up to the wear and tear of short-term rental guests. To save on costs, shop your local Facebook Marketplace for used quality furniture, visit local consignment and thrift stores (mixing old with new is a great design tip), and consider joining Minoan and HostGPO for additional savings that are available to STR owners and designers.
The little details can make a big difference, like a luggage rack, bedside lamps, plenty of charging stations, a well-stocked coffee bar with coffee and accouterments, or a cozy reading nook with a comfortable chair, a selection of books and games for guests to kick back and relax.
Maximize natural light. Open up those curtains and use mirrors to reflect light throughout the space. Once you’ve incorporated all that luscious light, make sure to add blackout curtains to your bedrooms, as no one wants to wake up at 6:00 AM on vacation.
One of my favorite design elements is adding local vibes to my STRs. This can be literal, such as a neon sign with the name of your town, or as subtle as filling a jar with beach glass from the lake. To find some local nuggets, shop in your local stores. They often have pillows, throws, tote bags, and other decor items your guests will love. I live in Michigan, and most of our properties are near Lake Michigan, so I incorporate many items in the shape of our state and then personalize further with the towns. Keep it tasteful; you don’t want it to look like a souvenir store. 🙂
If choosing finishes: Opt for durable, easy-to-clean materials that will withstand the test of time. When shopping for furniture, look for items labeled “commercial.” These items are rated for the hospitality market and will be durable. Choose fabrics that are easily cleaned. Some examples: I love using a slipcovered sofa or one with wipeable leather. When shopping, I make sure that throw pillows have removable covers that can be washed between guests. Check the weight limits (use 300 lbs as the minimum) on any new chairs you purchase, and if you buy off of Facebook Marketplace, make sure they are sturdy.
Combine form and function with furniture that’s both beautiful and functional. If you sleep eight people, make sure you have seating for eight around the TV, dining table seating for eight, and adequate storage space for everyone’s belongings. Provide ample counter space in the kitchen for meal prep.
Modernize your space with smart technology, such as keyless entry, smart TVs, wireless speakers, smart thermostats, and smart lighting. This will enhance your guests’ experience and allow you to manage a few details remotely. Consider adding smart plugs to control lamps and other appliances remotely. You could also install smart smoke and carbon monoxide detectors for added safety and peace of mind.
Bonus Tip: Provide a “Have you forgotten basket.” Anticipate your guests’ needs by filling the basket with essentials they may have forgotten.
By following these simple design tips, you can create a short-term rental that’s both beautiful and functional. Remember, prioritizing your guests’ comfort and experience is the key to success.
